The Shire of Denmark has prepared a draft 'Building Envelopes' Local Planning Policy.

Building envelopes are often designated to limit the spread of development and preserve significant remnant vegetation, visual landscape values or other physical or cultural features.

Building envelopes are commonly used in the Special Rural Zone and selectively used in the Special Residential Zone, Landscape Protection Zone, Tourist Zone and Additional Use sites.

The draft policy aims to:

  • Provide detail on the purpose and intent of designating building envelopes.
  • Provide guidance for the assessment of proposed modifications to building envelopes.
  • Promote the designation of building envelopes that are sensitive to environmental, visual landscape, bushfire risk and other relevant planning considerations.

Public comment on this proposal was open from 22 December 2022 until 1 February 2023 and is now closed.
